Planning permission has been granted for a development of 125 new homes at Shirley, Solihull, part of the major regeneration of Blythe Valley Park.
Pegasus Group secured the reserved matters approval on ‘Parcel H’ of BVP from Solihull Metropolitan Borough Council on behalf of house builder Crest Nicholson Midlands.
The 125 properties will be made up of 70 one and two bedroom apartments, and 55 two, three and four bedroom houses.
Hybrid Planning Permission (HPP) was granted in March 2017 for mixed use development of land at Blythe Valley Park to comprise up to 750 residential dwellings, a care home facility, a 200 bed hotel, and up to 98,850sqm of Use Class B1, B2 and B8 floor space.
Kate Holden, Principal Planner based at Pegasus Group’s Bristol office, said: “The ‘Parcel H’ scheme was unanimously approved at committee.
“Pegasus Group worked hard with the rest of the consultant team to overcome concerns, including those in respect of drainage, to present a scheme with full officer support. Parcel H is located within the ‘Blended Core’ character area of Blythe Valley Park and provides a mix of high-quality dwellings and apartments designed in a contemporary style.
“Parcel H is Crest Nicholson’s first parcel at BVP, and Pegasus is now also instructed on preparing a planning application for their next parcel, known as Parcels J, K and M, which will go on to deliver a further 169 dwellings at BVP.”
The proposal approved is for a mixture of 2-2.5 storey dwellings (including some maisonettes) and 3-4 storey apartment blocks. As part of a Section 106 Agreement, 31 of the units (25%) will be affordable - comprising 15 social rented and 16 shared ownership.
Blythe Valley Park is an established 2 million square feet master planned campus for businesses and employees.
The new homes being built will offer residents an outstanding mix of town and country lifestyle with Solihull, one of the UK’s most prosperous towns, just a few minutes away boasting a lively mix of major stores, independent retailers & restaurants.
The area benefits from excellent schools for all ages including Solihull School, Tudor Grange Academy, Arden Academy and independent schools, and St Martin’s Girls which are consistently high in performance league tables.
