Global design experts relocate

Arcadis, the global design, engineering and consultancy services business, is to relocate its Birmingham office to 103 Colmore Row.

The company has signed a ten-year lease on 12,132 sq ft on the 16th floor of the 26-storey building with Tristan Capital Partners and Sterling Property Ventures, joint developers of 103 Colmore Row.

Arcadis will relocate from Cornerblock, on Cornwall Street, where it employs 500 people and has been based since 2017.

Simon Marks, city executive for Birmingham and the Midlands at Arcadis, said: “The move represents an exciting new chapter for Arcadis in Birmingham, demonstrating our commitment to the city and region. We firmly believe that we still need offices and office space, but it must be a different type of space that reflects the changing nature of the workday and our people.

“The continued strength of the office market demonstrates the importance of having a place for collaboration, shared ideas and social interaction, and the impact this has not only on productivity, but crucially the health and wellbeing of employees.”

103 Colmore Row comprises 223,631 sq ft of grade A, BREEAM ‘Excellent’, EPC A rated office space, as well as a double height restaurant on the 24th floor and a ground floor bar and café, both to be operated by D&D London, plus a members’ business club on the 18th floor, which will be managed by x+why.

Following the letting to Arcadis, three quarters of the office space at 103 Colmore Row is now let or under offer. Tenants include Browne Jacobson, Gallagher, Grant Thornton, Knight Frank, RSM, Shoosmiths, Tilney Smith & Williamson, and flexible workspace operator x+why.

James Howarth, managing director of Sterling Property Ventures, said: “Arcadis is another great blue-chip company to add to 103 Colmore Row’s ever-expanding tenant list. The office space is filling up fast, with only six floors available to let, such has been the overwhelming response from businesses wanting to relocate their office to Birmingham’s best specified and best located building. At the current rate of lettings, we anticipate the building will be fully let before the end of the year.”

Paul Pritchard, director at Tristan Capital Partners, added: “It is great to see Arcadis join our occupier mix at 103 Colmore Row and take our occupancy to over 75%. The building’s high-quality office space and central location, underpinned by its strong amenity provisions and first class ESG credentials have seen continued interest in remaining leases."
