Urban logistics development planned

A vacant seven-acre site at Hams Hall, Coleshill, has been acquired to speculatively develop 145,000 sq ft of Grade A sustainable urban logistics accommodation.

Urban logistics property developer and investment manager Chancerygate purchased the site on Faraday Avenue from Cracknore Hams Hall for an undisclosed sum.

Chancerygate, which has an office in Birmingham, intends to submit a planning application for the development in the second quarter of this year.

The proposed scheme within the established Hams Hall industrial and logistics location will comprise six leasehold units ranging from 12,000 sq ft to 47,000 sq ft. All units will be highly energy efficient, targeting EPC A and BREEAM Excellent ratings.

The site offers rapid access to the M42 at Junction 9 and the M6 at Junction 4, as well as the A446 and M6 Toll. Nearby occupiers include BMW, JLR, Sainsbury’s, DHL, Wincanton, Sertec and Bovis Turner.

Subject to planning, construction work is expected to commence in the first quarter of next year with practical completion anticipated in the fourth quarter of 2027.

Chancerygate development manager Rob Watts said: “This was a complex transaction, which required input from multiple parties to unlock one of the premier sites in the West Midlands.

“This acquisition gives us the opportunity to bring forward high specification, sustainable space at Hams Hall and support new local employment opportunities.

“There is strong demand from businesses operating in the West Midlands for modern accommodation in well-connected industrial and logistics locations. Our plans are designed to meet that need with flexible units ideal for a wide range of occupiers.”

Chancerygate is the UK’s largest urban logistics property developer and investment manager. In addition to Birmingham, the company has offices in London and Warrington. Chancerygate also operates in Europe and has offices in Dublin, Madrid and Lisbon.

In the UK, the company has around 2.2m sq ft of urban logistics space under construction or ready for development across 15 sites ranging from Leeds to Croydon.

Cracknore Hams Hall was advised on the sale by Box4 whilst Chancerygate was advised by DTRE. Both have been retained as letting agents for the development.
