Newly-formed joint venture launches

Fortix Capital - a newly formed joint venture between Watson's Property and SecureHome - has launched with the multi-million-pound acquisition of a portfolio of 26 apartments at Brindley House, a 182-unit residential scheme in central Birmingham. 

The venture – which has a further four assets across the office and retail sectors under offer - brings together more than 50 years of principal experience and over £80 million of residential assets acquired in over 40 transactions. 

Fortix Capital is led by four founding partners: Alex Watson and Paul Watson from Watson's Property, and James Ackrill and Carina Ackrill from SecureHome. 

The four have collaborated across more than a dozen property projects over the past 15 years, and the new venture formalises that partnership into a single dedicated collaboration. Fortix Capital is positioned as an operator-led investor, combining deal execution capability with patient capital and hands-on asset management. 

James Ackrill said: "There is no shortage of capital in the property market, but there is a shortage of experienced investors who can actually run assets through their full lifecycle. Fortix Capital is built to do both, and that is what allows us to take on situations and asset classes that purely financial buyers cannot."

Alex Watson said: "Brindley House is precisely the type of asset where our approach unlocks value. The pipeline behind it, spanning office and retail across the UK, shows this is a platform built for sustained activity rather than a single thesis." 

The firm targets counter cyclical and often overlooked stock across the UK, including complex transactions involving administrators and receivers. Investment activity spans residential, commercial, and industrial property, with the flexibility to move across asset classes as opportunities emerge. 

The portfolio at Brindley House (the firm's inaugural acquisition) comprises 26 two-bedroom apartments in central Birmingham’s Jewellery Quarter. The asset will undergo a comprehensive refurbishment programme before being repositioned for the rental market, with units expected to come to the rental market in six weeks. 

Fortix Capital is actively reviewing further investment opportunities across the UK where its hands-on approach can unlock value.
